Other Things to Note:

✷ Essential: Sensitive Septic System- Flush ONLY toilet paper. Non-compliance will cause system failure and result in damage charges. Guest cooperation is mandatory.

✷ Must meet the minimum age requirement of 21. Host will verify government-issued ID

✷ No worries about bed sheets/linens as they are provided! Beds are also comfortably furnished with mattress protectors, pillows with protectors, comforters, extra blankets, and quilts.

✷ We provide Towels (1 per guest), kitchen towels, and hand towels (1 per bathroom). We do not provide pool/beach towels.

✷ There are cameras outside the property.

✷ This home is 2 floors and has 1 flight of stairs.

✷ Extra cleaning services beyond routine cleaning will also be applied depending on how long our crew takes to clean.

✷ Check-out is promptly at 11am.

✷ A late check-out charge of $50 will be incurred for each hour past the 10 a.m. check-out time.

- No dogs under 1-year-old.
- No more than 4 dogs are allowed.

- Guest’s dog must have required shots, licenses, and tags, including name tags..e.
- If guests’ dog sheds, please brush the dog outside daily.
- Guests must pick up after their dog/s and discard waste properly.
- Dogs may only be washed in the dog wash shower.
- Guests are responsible for cleaning up any “accidents” their dog has caused inside. Please notify us of any accidents or damage.
- Guest's dog must be on a leash when in the community.
- Guests are required to pay for any damage their dog causes.
Excessively barking dogs are not allowed. Fees will be applied if neighbors or security complain about dogs barking.

✷ Sensitive Septic System: Only flush toilet paper. Improper disposal of other items can cause damage to the system and result in additional charges.

✷ Starter Necessities Supplied: Basic essentials include paper towels, toilet paper, trash bags, hand soap, dish soap, a sponge, dishwashing detergent, laundry detergent, and dryer sheets.
✷ Local Fines: Guests are responsible for any fines or fees issued by local authorities, townships, or HOAs during their stay.
✷ No Parties: Parties are strictly prohibited.
✷ No Events: Events of any kind are not allowed on the premises.
✷ Surveillance Cameras: The property may have outdoor recording cameras installed for security.
✷ Rental Agreement: A separate rental agreement may be required to confirm your reservation.
✷ No Hunting or Trapping: Hunting, trapping, and using firearms or other weapons are prohibited on the property.
✷ No Motorized Vehicles: Using motorized vehicles, including ATVs, motorcycles, and dirt bikes, is strictly prohibited on the property, except for parking in designated driveway areas.
✷ Parking: Parking on the grass is not permitted.
✷ Cleaning Fees: The cleaning fee listed when booking covers routine cleaning tasks.
However, additional cleaning fees may apply if the property is left in an unreasonably dirty state. Situations warranting excessive cleaning fees include but are not limited to excessive stains on furniture, carpets, or walls; improper disposal of food or liquids resulting in spills, odors, or pest attraction; or evidence of rule violations, such as smoking indoors or having unauthorized pets on the premises. Guests must follow the check-out instructions, which specify that all trash must be removed from the home. Trash left behind may also result in excessive cleaning fees. Excessive cleaning fees will be based on the additional time and resources required, with a minimum charge of $50. Guests will be provided with photo documentation and an itemized breakdown of any additional fees within 14 days of check-out, per Airbnb guidelines.

✷ Trash Fees: Guests are required to dispose of all trash in the designated bins provided and ensure that trash is securely bagged to prevent leaks or odors. Recycling should be separated and placed in the appropriate bins, if applicable. For properties equipped with bear boxes, all bear boxes must be securely latched closed to prevent animals from accessing the trash. If the bear box is not latched correctly or trash is left outside and animals access it, additional fees will be charged to clean up the mess. Christmas tree disposal is strictly prohibited, and any attempt to dispose of a tree on the property will incur additional fees. If the amount of trash left behind exceeds the bin capacity and requires extra haul-away services or cleanup, a minimum charge of $25 per bag may apply. Hazardous or prohibited items, such as electronics, furniture, or construction materials, left behind will incur removal fees starting at $100. Any fees for excessive trash, improper disposal, or animal messes will be documented with photos and an itemized breakdown of charges. Fees for these issues will range from $25 to $500, depending on the extent of the cleanup required, with a minimum starting fee of $25. Guests will receive this documentation within 14 days of check-out, per Airbnb guidelines.
✷ Late Check-out Fees: The check-out time is subject to the specific time listed for the property on the Airbnb listing. Guests must vacate the property by the stated check-out time to allow for cleaning and preparation for incoming guests. If a late check-out is requested and approved, a fee of $50 per additional hour will apply, billed in increments of 30 minutes. Guests who fail to vacate the property by the designated check-out time without prior approval will be charged a penalty fee of $50 per additional hour, billed in 30-minute increments. If the delay disrupts incoming guest check-in or requires emergency cleaning services, an additional $50 per hour, billed in 30-minute increments, will apply. These fees are in place to ensure smooth transitions between guest stays and to maintain the property for all guests.
✷ No-Smoking Policy:
This is a 100% smoke-free, dog-welcoming property. To ensure a fresh, healthy, and safe environment for all guests, smoking and vaping of any kind are strictly prohibited anywhere on the premises. This includes tobacco, cannabis, e-cigarettes, and any other smoking or vaping devices. In addition, the use of plug-in air diffusers, air fresheners, ionizers, and the burning of scented candles of any kind is strictly prohibited.

To protect the property, smoke detection devices and outdoor security cameras (in compliance with Airbnb privacy guidelines) may be used to monitor smoking-related activity. Evidence of smoking, such as odors, ashes, cigarette butts, or damage caused by smoking, will result in fines ranging from $200 to $2,000, depending on the extent of the damage and the cleaning required. An immediate charge of $400 will also be applied to cover professional cleaning and odor removal expenses, and additional costs for specialized cleaning or repairs may be billed to the guest.

If smoking evidence is found during your stay, you may be required to vacate the property immediately without a refund. By booking this property, you agree to comply with this no-smoking policy and understand that professional deep cleaning, including the use of ozone machines or other specialized equipment, may be required to restore the property to a smoke-free condition at your expense.
✷ Health & Safety Guidelines for Home Amenities: We’re delighted to provide a range of amenities to enhance your stay, including options such as a hot tub, fire pit, and barbecue area. To ensure your safety and enjoyment, please carefully review the following guidelines and responsibilities:
Hot Tub Safety (if applicable): The hot tub is relaxing but can pose health risks if not used responsibly. Supervise children closely at all times, avoid alcohol consumption while using the hot tub, and refrain from use if you are pregnant or taking medications that may impair your ability to use the facilities safely. For your safety, keep the water temperature below 104°F.
General Safety: Enjoy the fire pit and barbecue area responsibly (if applicable). Ensure all fires are fully extinguished after use to prevent accidents. Keep closely watching children around these amenities to maintain a safe environment.
Guest Responsibilities: Guests are expected to use all home amenities responsibly and ensure others in their group do the same. Misuse or negligence that leads to damage or accidents will be the financial responsibility of the guest. Any damage resulting from improper use, such as using incorrect detergents, damaging the hot tub cover, or causing blockages with foreign objects, will result in charges for repairs or replacements. By booking and using the property, guests agree to waive any claims against the owner for accidents, medical conditions, or other incidents arising from using amenities such as the hot tub or other home facilities.
